Use our home buyer rebate to buy your next home and we rebate a flat 50% (half) of our commission to you at closing! It's that simple!

Our home buyer rebate program works with any home even new construction. Use our name as your agent with a builder and you earn half of our commission!
Steps To Getting Paid To Using Our Home Buyer Rebate

Step 1 - Understanding the process of Home Buyer Rebates

Before you begin your home search, it's critical buyers understand the buying process.  This entire process is geared toward buying from a home listed for sale in the MLS (Multiple Listing Service), not for sale by owner listings.

  •  As you begin to contact listing agents it is critical you let them know that we are your buyers agent  AND that we helped you find your home. If the listing agent is not informed that we are your agent  FROM THE VERY BEGINNING that listing agent will think you are their buyer, not our buyer and there will be no home buyer rebate.  We can't stress this enough.

  • THIS IS WHY IT IS CRITICAL THAT YOU LET ALL LISTING AGENTS KNOW FROM THE VERY FIRST TIME YOU CONTACT THEM THAT WE ARE YOUR BUYERS AGENT, NOT THEM, OTHERWISE WE DON'T GET PAID.

  • Make sure you're pre approved!   Few if any will want to help you unless you're formally approved. This means you've gone to a mortgage lender, submitted your income and assets and have been approved to buy your next home. If you're serious this needs to be taken care of from the beginning.

  • The bottom line:  Make sure as you begin search and contacting listing agents, they understand we represent you or rather we are your "Buyers Agent". This way getting your home buyer rebate at closing guaranteed.

    Important!  Download and print  our
"Smart Buyer, We're Represented" form. Make copies and take them with you as you see homes. If you email agents, send it to them so they know you are professionally represented. This is the first step to verify you get your home buyer rebate.
  • Here is your rebate form for you verifying you get paid at closing, click here.

Top 2026 Michigan Home Buyer Rebate FAQs

1. Are home buyer commission rebates legal in Michigan?

Yes — 100% legal. Michigan is one of more than 40 states where real estate broker commission rebates to home buyers are completely legal, and the U.S. Department of Justice explicitly endorses buyer rebates as pro-consumer competition. Your rebate is transparently disclosed to all parties on your Closing Disclosure / ALTA settlement statement.

2. How does the flat 50% commission refund appear on the closing statement?

Your flat 50% commission refund appears directly as a buyer credit on your Closing Disclosure (CD) / ALTA settlement statement at closing. With your mortgage lender's approval, it can cover your closing costs, prepaids/escrow, mortgage points (rate buy-down), or reduce the cash you bring to closing.

3. How does the 50% rebate work with the new NAR buyer broker agreement rules?

Under the post-2024 NAR rules and Michigan MLS policies (Realcomp, MichRIC, NGLRMLS, UPMLS), buyers sign a written Buyer Agency Agreement before touring homes. Our agreement clearly states our commission and includes our written guarantee to credit a flat 50% of the buyer-agent commission paid by the seller or builder back to you at closing. Always let listing agents and builders know on first contact that you are represented by Jeff Kermath (Kermath Realty / Flat Fee Michigan).

4. Does the 50% buyer rebate apply to new construction homes in Michigan?

Yes! Whether you are buying a spec home or building from scratch with Toll Brothers, Pulte, Lombardo, Robertson Brothers, M/I Homes, or a custom Michigan builder, register Jeff Kermath as your buyer's agent on your very first visit or online registration and receive 50% of the builder's coop commission at closing.

5. Can I combine a Flat Fee MLS listing ($249–$499) when selling with the 50% Buyer Rebate when buying?

Yes! Many Michigan clients list their current home with us for a flat fee of $249–$499 (saving $10,000+ in listing commissions) and then use our flat 50% Buyer Commission Rebate on their next Michigan purchase (saving another $4,500–$15,000+ at closing).
